Alton Village

Alton is approximately 412 hectares in size and is the last major undeveloped area to be planned and developed within the designated urban area of Burlington. Development has been proceeding for the past several years. When the Alton community is completed, it will contain over 3,300 dwelling units and 8,000 residents, and it could provide employment opportunities for as many as 9,000 employees.

Alton Village is planned to be a mixed-use community with lands designated for a range of uses: low, medium and high-density residential housing types; neighbourhood and arterial commercial uses; schools and parks; and open-space lands. Development in Alton Village consists of a street network based on a grid pattern that will provide multiple connections between neighbourhoods, open space and transit. The community is being developed with a strong focus on good urban design with attractive streetscapes.

There are two collector roads that run east-west connecting Walker's Line to Appleby Line: a centrally located residential collector road, Thomas Alton Boulevard; and a northerly located collector road, Palladium Way. These roads will be future transit routes. Local roads in Alton Village will have sidewalks and boulevards containing tree plantings on both sides and there is an overall master plan in place for community traffic-calming measures. Attractive gateway features are now located at connection points to the community from Walker's Line, Dundas Street and Appleby Line. Additional gateway features are to be built in the Sundial subdivision at the intersection of Dundas Street and Tim Dobbie Drive.

The community is crossed by four creek corridors that flow north-south. Creek crossings at Thomas Alton Boulevard will be designed for pedestrian sitting and lookouts. Also, along Thomas Alton Boulevard, there will be several neighbourhood nodes at intersections that will have landscaping and low-profile visually attractive walls. These design elements will create landmarks that will assist orientation and enhance the identity of the adjacent neighbourhoods.

The community will have three parks. The neighbourhood parks are named: Palladium and Doug Wright; the community park is named Norton. Palladium park will be 2.17 ha and located west of the public elementary school site, on the north side of Steeplechase Drive. Doug Wright park will be 3.2 ha and located in the north-east part of the community on Doug Wright Drive. Norton community park will be approximately 6.5 hectares in size and located at the north-east corner of Dundas Street and Tim Dobbie Drive. The neighbourhood parks will provide a mix of active and passive recreation facilities generally oriented to the surrounding neighbourhoods. The Norton community park will serve as a focus for active recreation in the Alton community. There is also a community centre planned for the area north of Palladium Way, east of Walker's Line.

The Alton Village community has been planned to accommodate two elementary schools (one public school and one catholic school) adjacent to the neighbourhood parks. There is also a public high school planned to be located at the south end of this subdivision, across from Norton community park, at Dundas Street and Tim Dobbie Drive. The timing for school development is to be determined by the two school boards but at the present time, the public elementary school has a tentative scheduled 2010 opening date.

Since January 2005, City Council has given approval to seven major subdivisions in Alton comprising mostly of the residential land use for the community. Six of the subdivisions are located in the Alton Central East area (between Walkers' Line and Appleby Line). These include: Mattamy (Richardson) Limited; Sundial Homes (Burl9); Multinational Five Investments Limited; Argo Developments (Alton) Limited; Sundial Homes (Burl7) Limited and Emery Investments. The seventh subdivision by the Embee-Jovic Development Group is located in Alton West (west of Walker's Line).
